Skyline Ridge is a private residential community established in 2004 nestled in the heart of the Berkshires. Situated in Becket, MA, Skyline Ridge boasts breathtaking mountain views and natural beauty in an idyllic landscape setting. There are 33 lots ranging from approximately 2.5 to 4.5 acres.

2014 Annual Meeting Minutes

October 11, 2014

Meeting called to order by Sal Barbaro at 12:20 p.m.

MEMBERS PRESENT

Sal Barbaro, Tanya Barbaro, Stan Borko, David Edell, Marsha Edell, Jim McKellar, Bea Rowland, Henry Rowland, John Tanner, Mark Weber, Barbara Winters, Martin Winters

LITIGATION REVIEW

We found out from the town that the taxes were paid on Perry’s and the Northtree lots, but they are not current on the homeowner’s dues. We have put liens on these properties.  Northtree owes $3,300 in penalties and dues, and almost the same for Perry’s.  Both properties are up for sale.  Northtree offered Marty Winters the property for $10K, and said that the lot is not sellable.  If property is not buildable, they may walk away.

DUES REVIEW; TREASURER'S REORT

Three owners have not been paying for multiple years. 

Our largest expenses are insurance, road maintenance and snow removal.  We pay Dan Andrews $11K annually for plowing, grading road and brush hogging.  We have not been happy with the quality of his work and will look for new vendors.  

Other expenses include:

  • $9K on road maintenance
  • $1K on entrance (soil was $600 and the sign was $406)
  • $200 for the light
  • $180 on the website (for two years)
  • We plan to keep $4,000 in the contingency fund

OLD BUSINESS

Jim McKellar and Mark Weber took over the website – skylineridgebecket.net, password is BECKET for the members only section.  The plan is that the website can be our main means of communication with the members going forward.

Discussion continued on cleaning up the Covenants, Easements & Restrictions.  For the lot committee, we will set regulations and rules which potential homeowners must follow, with a mechanism is place to monitor compliance to the rules.

ELECTIONS

Mark Weber was elected for a three-year term on the board.

NEW BUSINESS

  • The limbs over the roads will be trimmed.
  • There were three road washouts; we will look for a new vendor to do the roads.
  • There was a discussion on how we increase attendance at the annual meeting, incluindg asking for feedback online, or perhaps changing the date to the summer.

ADJOURNMENT

A motion to adjourn was made by David Edell and seconded by Marsha Edell.  The meeting adjourned at 2:00 p.m.
